Deca Homes Cebu - Can I Buy A House With No Down Payment?



As of this writing (March 27, 2012), Deca Homes Cebu is offering no down payment for house and lot units that are “Ready for occupancy” (RFO).  You only need Php 5,000 for the reservation fee. 

You can own a house at Deca Homes Cebu for as low as Php 7,898 per month. 


I say it again, NO DOWN PAYMENT!  
Php 5,000 for reservation fee and only Php 7,898 monthly amortization.

What is ready for occupancy?   

Ready for occupancy (RFO) means that the construction of the house is already completed and you can move in immediately into the house as soon as the necessary documents and requirements are already set in place. 

I personally visited Deca Homes Mactan-5 and I was given a chance to actually view their model houses and check the exterior and interior part.  I would recommend that you should also visit Deca Homes so you will see for yourself the beauty of this residential subdivision and its houses.

I can say that the quality and design of the property is just right for the price. Deca homes property is a good investment for start -up couple and middle class income family. 

It is also suitable for people who are renting because the price is very affordable. Instead of renting 10,000 pesos per month, why don’t buy their own house for a cheaper monthly payment (only P7,898).

Please take note that the above pictures are taken from a fully furnished model unit. The actual house is a bare unit. It means furniture and interior design is excluded but completely painted (both interior and exterior) with ready toilet and bath.

When to rent
  
Renting a house is a good idea when you don’t have a plan to live in a certain place for a longer period of time. It is both practical and economical to rent when you foresee moving to another city four to seven years down the road.  

HOWEVER if you are planning to settle down for 8 years or more, then buying a house would be a wise decision.

Most people think that buying a house would require a lot of money from their pocket. 

Others think that they simply just can’t afford it. For them no other options other than renting in a very small apartment with noisy neighborhood just to save small amount of pesos every month. You might probably have the same mindset with these people and you choose to rent for the rest of your life so you can save too.

But are you really saving or just wasting your money?

Why buy instead of renting

When you rent you lose money because you will never own the house, unless it is a rent to own scheme. Month after month you pay the rent and apparently, you’re just throwing your money away.

Don’t worry it’s not your fault, it is just that you don’t have knowledge about real estate because no one informed you. And that’s why this site is here to help and educate you about real estate so you can take full advantage on it.  

I’m not saying that you should not rent. It really depends on your situation. It is impractical to buy a house and live on it for a year then end up selling the next year because you're moving to another city. My point is, if you are just temporary settler then renting would be your best option. In the other side, if you  are a permanent or long term settler then buying a house would be a wise decision. 

What should I do then?

The first thing that you should do is to evaluate your goal. Ask your self – Am I going to settle here for the next 8 years or more?  Or am I going to settle down on this city for good?  Of course there are lots of considerations why people want to settle down on a certain place. The common reason is work; they want to live near to their offices.

There are lots of families here in the Philippines that are still renting and suddenly they realize that 15 years have already passed, their children have grown up, yet they’re still renting. In that span of time they could have own the house.

And I tell you again it’s not their fault, it’s just that nobody have informed them. That’s the problem; good information is power these days.  

And speaking of good information, I have one here for you. I would assume that you are planning to stay in Cebu for the next 8 years or more. If you are renting right now this is a very good opportunity for you. You can buy your own house at a very affordable price here in Cebu.
